How will I be informed about what goes on with my property?

Some owners chose to be very hands on or very hands off- Just let us know what you are looking for at the beginning and we can mold to your expectations. Typically we like things in writing so there are no misunderstandings but we are happy to speak on the phone when you would like. Our platform also allows us the ability to text our owners and tenants.

How do you find/screen prospective tenants for my property?

Applicants apply online for their interested property. This will include a background, credit, and criminal check. They are required to provide additional documents such as pay-stubs or offer letter, identification, and rental references. Most properties require the applicant’s net income is at least three times the monthly rent amount.

How are repairs handled?

Tenants will submit their maintenance requests online through a program called PropertyMeld. This allows our vendors to communicate directly with the tenant. Vendors are also required to submit photos of the work upon completion.

How much are property management fees?

Our property management agreement lists 10% of the monthly income collected. If you have additional questions, please let us know and we’d love to go over the agreement in more detail.

How do property inspections work/happen?

In our Property Management Agreement, we have an option for yearly inspections and preventative services. Otherwise, upon move out a maintenance team member will perform an inspection of the home in order to assess what is needed to make the property rent ready. Our leasing agents will also perform a walk through perform leasing the property to ensure everything looks up to par.

What happens if a tenant does not pay rent on time?

Dependent on the tenant’s lease, late fees will be assessed accordingly. We have a team member dedicated to rent collection and legal so if rent is still not paid, a 7 day notice of non rent payment will be issued which begins the legal process.

How is rent collected from Tenants?

Tenants can pay rent online, with payslips at CVS or 711, or they have the option to come into the office to pay with check or money order.

How do you choose contractors?

Our maintenance team has a large selection of contractors we have been working with for years and trust. If our needs go above the current capacity or a new need we haven’t had before, our maintenance manager will interview to find the best team to match our needs. All contractors are required to provide liability insurance as well.

What happens if there is a problem with the tenant?

We will work directly with the tenant to try to resolve any problems, however if it persists we will proceed to issue a 30 day notice if they are in violation of their lease.

What kind of properties do you manage?

Our portfolio consists of single family homes, duplexes, and small apartment complexes in Detroit and the surrounding suburbs.

Which property management software do you use?

We use Appfolio to manage accounts and we use Property Meld for home maintenance.
